Energy Performance Certificates [EPC]

If you are selling or leasing a property, you will need an EPC. From October 2008 this applies to all non dwelling premises.
 
The types of EPC applicable to non dwellings are: 
* Level 3 simple, existing buildings (commercial converted from houses)
* Level 4 new & existing buildings (purpose built offices)
* Level 5 new & existing complex buildings (offices / factories). [Complex applies to energy / carbon control systems.]

Display Energy Certificates [DEC]

These are valid for a 12 month period and are based upon the Operational Rating for the previous two to three years which shows trends. This will set the benchmark against which energy is managed going forward and is accompanied by a high level advisory report.

This will openly show how efficiently a premises is being operated from an energy perspective and areas in which improvement can be achieved. It must be updated on an annual basis.

Occupiers must display a valid DEC and be in possession of a valid Advisory Report.
